Sell with a Strategy

not a checklist.

Before you repaint, remodel, or rush to market, Shota helps you understand the likely buyer, the property’s strengths and concerns, the competition, the best preparation choices, and the launch strategy most likely to support your goals.

Up to $5,000 Toward Your Move

Buying or selling already comes with enough expenses. Qualified clients may receive up to $5,000 toward eligible moving costs, helping make the transition into the next property a little easier.

Your Home Sold or Shota Will Buy It

For qualifying sellers, Shota offers a six-month home-sale program backed by a purchase commitment if the property does not sell within the agreed period and all program requirements are met.

Up to $50,000 for Improvements

Qualified buyers and sellers may receive an advance of up to $50,000 for approved cosmetic repairs, updates, landscaping, or staging—with 0% interest for up to six months.

Programs are subject to eligibility requirements, property and transaction qualifications, written terms, brokerage approval, and applicable laws. Not all clients or properties qualify. Promotional programs may be modified or withdrawn without notice. Please read our disclaimers & disclosures for more information.

Look beyond the finish

A listing should communicate more than square footage.

The marketing plan should show buyers how the property lives, what has been improved, what makes the location useful, and where honest documentation builds confidence. Strong presentation is not decoration—it is part of positioning the property correctly.

Photography, accurate property copy, floor-plan support, useful video or drone media, agent outreach, online distribution, showing access, and feedback should all serve the position—not decorate it.

Before you spend money

Decide what the market needs.

The right question is not ‘Should we remodel?’ It is ‘What will help this property compete for the most likely buyer?’ Some homes need repairs. Some need better presentation and documentation. Some should be sold as-is. Shota helps you compare the cost, timing, risk, and likely marketing benefit before choosing.

path 01
Prepare selectively

Repair or refresh only when the work supports safety, financing, insurability, function, presentation, or buyer confidence.

Repair material conditionsRefresh for presentationCompare cost, delay, and likely benefit
path 02
Strengthen the presentation

Use documentation, accurate disclosure, and staging to help buyers understand the property without overstating what it offers.

Disclose known material factsClarify scale, flow, and intended useOrganize permits, invoices, plans, and warranties
path 03
Offer it as-is

Leave work undone when it is unlikely to improve the property’s market position enough to justify added cost, time, or execution risk.

What the seller strategy includes

A practical plan for position, preparation, promotion, and closing.

01

Property and market-position review

Discuss likely buyers, competition, timing, strengths, concerns, and a pricing range—not an appraisal.

Shota’s role: Establish the property’s likely market position and a practical pricing range.

02

Preparation priorities

Compare repair, refresh, staging, documentation, disclosure, access, cost, and timing choices.

Shota’s role: Help prioritize the work most likely to improve presentation, marketability, and buyer response.

03

Marketing recommendations

Plan photography, property copy, floor plan, video, and drone media when appropriate.

Shota’s role: Build a marketing plan that presents the property clearly, professionally, and to the right buyers.

04

Launch and feedback plan

Organize showing access, agent outreach, buyer feedback, distribution, and strategic adjustments.

Shota’s role: Coordinate the launch, track market response, and recommend adjustments when needed.

05

Offer comparison

Evaluate price, financing, contingencies, timing, credits, and execution risk—not price alone.

Shota’s role: Compare the complete terms and negotiate for the strongest overall outcome.

06

Transaction coordination

Coordinate escrow, title, inspection, appraisal, and closing with the responsible independent professionals.

Shota’s role: Manage deadlines, communication, and the transaction through closing and handoff.

Questions worth addressing early.

Sometimes selective work helps; sometimes documentation, cleaning, access, pricing, or presentation matters more. The decision should be tied to the property, likely buyer, cost, delay, and risk.

No. It is a real-estate pricing and positioning analysis. A licensed or certified appraiser provides an appraisal when one is needed.

Media should serve the property story. Photography is foundational; video, aerial media, floor plans, or other assets are considered when appropriate, lawful, approved, and useful.
