Property Management in Three Clear Steps

OurHome123 organizes the management process around three priorities: prepare the property, place the right tenant, and manage the ongoing income.

01

Position the Property for the Rental Market

We begin by reviewing the property, local rental conditions, expected pricing, and any preparation needed before marketing begins.

The goal is to launch the property at a competitive rate while presenting it professionally to qualified renters.

02

Find and Screen a Qualified Tenant

Active leasing and careful screening help reduce vacancy time while protecting the owner from avoidable tenant risk.

Applicants are evaluated using consistent screening standards before a lease is presented for approval and execution.

Tenant approval and placement remain subject to applicable fair-housing laws, screening criteria, property requirements, and owner authorization.

03

Once the tenant is in place, OurHome123 manages the ongoing responsibilities that can consume an owner’s time.

From rent collection to maintenance communication, the goal is to keep the property organized, responsive, and financially transparent.

7% Of Gross Monthly Rent Collected

OurHome123 keeps the monthly management structure simple and easy to understand. Management fees are based on rent successfully collected.

Additional leasing, legal, vendor, inspection, court, advertising, or property-specific costs may apply depending on the service required and the final management agreement.

ZERO-MARKUP MAINTENANCE
You Pay the Vendor’s Actual Price.

Many property-management companies add an additional percentage to repair and maintenance invoices. OurHome123 does not add a markup to approved vendor charges.

When work is needed, owners receive the contractor’s estimate and pay the approved vendor cost.

Property Management Disclosures

Property-management services, pricing, tenant-placement timelines, rental estimates, vacancy periods, maintenance costs, and property performance vary by property, market conditions, tenant activity, applicable law, and the final management agreement.

A rental analysis is an estimate of potential market positioning and is not an appraisal, income guarantee, or promise that the property will rent for a particular amount or within a specific period.

Tenant screening and leasing decisions are subject to applicable federal, state, and local fair-housing and landlord-tenant laws. No screening process can eliminate all tenant, payment, property-damage, legal, or vacancy risk.

Emergency repairs may be authorized when reasonably necessary to protect occupants, the property, or comply with applicable law. Other maintenance and repair work may require owner approval under the terms of the property-management agreement.

Independent contractors and vendors are responsible for their own licensing, insurance, estimates, scheduling, workmanship, warranties, and contractual obligations.

The stated 7% management fee, no-rent-no-fee policy, onboarding terms, maintenance policy, and included services are subject to the final written property-management agreement and may vary based on the property, location, service level, and applicable requirements.
