Guaranteed-Sale Program Disclosure

“Sold Within Six Months or I’ll Buy It”

The guaranteed-sale program is an optional program available only to qualifying sellers and qualifying properties. Participation requires the seller to enter into a written exclusive right-to-sell listing agreement with Shota Mkrtumyan through NextHome Grandview for a minimum uninterrupted period of six consecutive months.

The program is subject to a separate written Guaranteed Purchase and Sale Agreement that establishes all qualifications, exclusions, responsibilities, pricing provisions, deadlines, and other material terms.

Guaranteed Purchase Price

The guaranteed purchase price will not necessarily equal the seller’s original asking price, preferred selling price, prior purchase price, outstanding mortgage balance, or estimated property value.

The purchase price will be established according to the valuation procedures stated in the written program agreement. The evaluation may consider:

  • Recent verified closed sales of reasonably comparable properties
  • Property location and neighborhood characteristics
  • Gross living area
  • Lot size and utility
  • Age, design, and structural layout
  • Interior and exterior condition
  • Deferred maintenance and required repairs
  • Permitted and unpermitted improvements
  • Structural, foundation, environmental, or title concerns
  • Current inventory, buyer demand, and local market conditions

Adjustments may be made for material differences between the subject property and comparable sales.

Seller Responsibilities

To remain eligible, sellers may be required to cooperate with reasonable pricing recommendations, property-access requirements, showing procedures, staging or preparation recommendations, disclosure obligations, and other conditions stated in the written program agreement.

Failure to comply with the written program requirements may result in cancellation or loss of eligibility.

Property Exclusions

Certain properties may be excluded, including properties with:

  • Unpermitted construction or conversions
  • Significant structural or foundation defects
  • Hazardous or environmental conditions
  • Unresolved title defects or liens
  • Material disclosure issues
  • Access or occupancy restrictions
  • Conditions that prevent conventional financing, insurance, or resale

Additional exclusions and qualifications may apply.

A complete copy of the Guaranteed Purchase and Sale Agreement will be provided to an interested seller upon request and before enrollment in the program. No guaranteed purchase obligation exists unless all required agreements have been fully executed and all program conditions have been satisfied.


Moving-Cost Assistance Disclosure

Up to $5,000 Toward Moving Costs

Moving-cost assistance is available only in connection with qualifying transactions and is subject to written terms, eligibility requirements, brokerage approval, and applicable law.

Unless otherwise stated in a fully executed written agreement, the assistance will be provided as a non-cash, non-refundable credit through escrow at the successful closing of the qualifying transaction.

The actual credit may be based on factors including:

  • The final sales price
  • The commission received at closing
  • The structure of the transaction
  • Applicable lender requirements
  • Closing-cost limitations
  • Brokerage approval
  • Legal and regulatory restrictions

The credit will not exceed $5,000 and has no cash value outside the completed transaction. It cannot be redeemed for cash, transferred, or paid before closing.

Any credit must be disclosed in the transaction documents and may require approval from the buyer’s lender, escrow holder, brokerage, or other parties. Some loan programs or transaction structures may limit or prohibit the credit.

Not every client, property, or transaction will qualify.


Home-Value Review Disclosure

Any complimentary home-value review, comparative market analysis, estimated market position, or broker price opinion is prepared for general real estate consultation and marketing purposes.

It is based on available property information, market data, comparable sales, property condition, and professional judgment at the time it is prepared.

It is not a certified appraisal and should not be relied upon as a substitute for an appraisal performed by a licensed or certified real estate appraiser.

Actual market value and final sales price may vary based on property condition, buyer demand, financing, inspections, appraisals, negotiations, market changes, and other factors.
