Shota entered real estate because he has seen how property ownership, business opportunities, and well-planned investments can give people more options during difficult times.

As the founder of Critical Care Training Center and Los Angeles Career College, Shota also brings firsthand experience developing and operating businesses in the healthcare education field. That experience taught him to evaluate a property with its intended use—and the requirements of the eventual buildout—in mind. He understands how layout, accessibility, parking, utilities, construction, licensing, staffing, vendors, and medical-use requirements can affect whether a property is truly suitable for the plan.

A building may look ideal and still be difficult, costly, or impractical to convert for a healthcare-related operation. Shota helps clients consider those realities before they commit to the wrong property or discover major limitations after the purchase.

His approach is practical and business-minded. He begins with what the client is trying to accomplish, evaluates the property and transaction carefully, and helps build a path that still makes sense five, ten, or fifteen years from now.

That may mean helping a family choose a home that can grow with them, advising a seller on which improvements are worth making, evaluating an ADU or rental opportunity, or helping a healthcare entrepreneur connect property selection with medical-use requirements, buildout, approvals, staffing, vendors, and opening readiness.
